Recommend staying away from owning the mobile homes... 

Have you ever been a landlord?  Have you ever managed contractors at that scale?

Did you do the market research?

drop rentredi asap.  Not worth it.  Use a spreadsheet instead, or find a different software.

Yep, what Russell said.  

Sounds to me like it should be challenged.  Interstate commerce clause, etc.  

Municipalities need to be told "no" when they do things that violate rights.

I didn't read all of what you posted as I could not get past the multiple times you basically said you were going to "pay off" properties or renovate/put money into them, only to turn around and pull that money out with loans.  

Seems like very high friction.  Waste of time and resources IMO

Note that many of the solutions out there offer 30 minute to an hour guided demos with a sales person/tech person.  

It was useful for me to weed out some software and identify decent solutions

RentRedi is definitely not Ready for the real world.  It is a POS.  I wish BP would stop promoting it.

I use stessa and buildium.  I am sure there are other good choices out there, but strongly recommend them.

Stessa is lacking tenant communications and maintenance tracking, but overall stands up pretty well as free, or nearly free.


Buildium is pricey and has a learning curve, but if you are going to exceed 20 units, definitely look to migrating to a real professional package like buildium

Go talk to some realtors, look at properties.  Even if you are not ready to buy now, go kick some tires.  I'd be happy to look at a few listings with you and let you know what I would ask/look for/etc.

You need to come up with a realistic budget and plan so that you spend your time productively when looking for deals.  

Buying real estate for the first time can be really really intimidating.  Don't let that scare you or dissuade you.  Hang in there.  Good luck.

I agree with you.  It is absolute CR@P.  It is definitely NOT Ready.  

BP must be getting paid somehow to promote the terrible software.

And what would we do without all the fantastic state and federal-required licenses!?

So happy we have series 7 licenses and all that, and the SEC looking out for us.  That way we would never allow our housing and banking system to teeter on the precipice of complete failure, because, well, they are licensed and professional and the govt is looking out for the consumer, right? 

and, it's so great we have all the realtors looking out for us. The same ones that were essentially all slapped with price-fixing with the 6% MLS fees that are charged

Not saying that decision was right or wrong, but geez, let's not be naive here about the government and the TLAs "protecting" consumers... 

FAA and Boeing, FDA, I could go on and on

Government should enforce contracts.  Period.

If a person commits fraud then they should be punished.  Period.

Renting to section 8 in 2 units and having a third unit be airbnb / owners unit seems like something to reconsider - especially in philly...

Just my 2 cents.
