Wow those were all really good questions. I have not done much research on the fine print. Like I said I spoke with him and wanted to get what others thoughts were.

As for buying the lots it would be a cash buy from there the building process would be funded through hard money (maybe). Then I would put the house on the market.

But thank you very much for the questions.

Ok so I just spoke with a motivated seller (retired and out of town). He has two lots that he is looking to sell. It was a full acre but he split it into 3 lots. He just recently sold the house on one of the lots now wants to get rid of the other two for 40k. 

Also the location where these lots are is REALLY good!

What should I do?

@Claire Trammell, yes that is true because here it is a month and a half and I haven't sent out anything bc I was worried abt the not having the best strategy.

And yes I will go over budget tonite and get started.

So I really mite be over thinking this.

But what are a few ways I could start my direct mailing letters. Letting homeowners know I am interested in purchasing there property?
