Hi all. I was wondering if you could give me some advice on what I can do in my situation. I've rehabbed a home in Fort Smith AR and currently have it on the market. My credit score is shot due to falling behind on different payments and my using personal credit to do the rehab. I've been having a hard time selling the property because it's a higher priced home for the area and each time interest rates increase the less people can afford it. We've lowered the price a few times but I want to keep it high enough in order to make a profit. Right now we have it listed at 269K and I owe about 160 on it. I think the home would make for a great rental but I can't get a cash out refinance on it because of my credit score. Any ideas on what I could do in case I’m not able to sell soon?

I’m currently doing a deal in Pine Bluff, AR that I bought on Auction.com sight unseen that I thought wouldn’t need much work (I know bad move and I’ve learned from my mistakes). I bought the house for $35K on lines of credit which dropped my credit score and increased my debt-to-income ratio so I can’t get a construction loan from a bank (or at least the local one applied with told me no). The rehab is around $40K. The ARK is $110-115K. I have enough on credit cards to finish the rehab but would that make it difficult to refinance once I’m finished? Should I seek a hard money lender for the rehab and refinance or should I try to flip?

@Alan C. If a lender is willing to fund 100% of the deal, why would my reserves cause problems?

Hi all. Im a newbie and I dont have an LLC set up yet but I do want to begin my first fix and flip deal in Baltimore, MD. That being said I also don't have the cash reserves to begin my own deal so I wanted to use a reputable private lender to fund the deal. Can anyone recommend a lender in the DMV area that specializes in rehab lending?

Hi all. I've recently purchased a duplex in the 44105 area of Cleveland. I live out of state and I was wondering if anyone could recommend a good property manager. I've called a few myself but they all say they won't manage properties in that area. Can anyone recommend a good property manager in the area?
