@Israa Ajam TX hands down! Maryland isn't very landlord friendly and Baltimore is even worst. Now Maryland has lowered the amount of lead that can be present in any test sample. That and all the BS of Baltimore, is enough for me not to even consider it.

You really need to read the Housing Assistance Payments Contract and see exactly what rights you are giving up.

Example: Section 6 d. The owner must give the PHA any information requested by the PHA on rents charged by the owner for other units in the premises or elsewhere.

Section 7 a3. the PHA shall not be obligated to pay any late payment penalty if HUD determines that late payment by the PHA is due to factors beyond the PHA's control

Section 11 b & c The PHA, HUD and the Comptroller General of theUnited States shall have full and free access to the
contract unit and the premises, and to all accounts and other records of the owner that are relevant to the HAP
contract, including the right to examine or audit the records and to make copies.

The owner must grant such access to computerized or other electronic records, and to any computers, equipment
or facilities containing such records, and must provide any information or assistance needed to access
the records.

That last part is a deal killer for us and we would never agree to allow that kind of access to our business records. Just carefully read and fully understand what you are signing and agreeing to.

@Jack Plantin: First check with the local government to see if it's legal or not. They may say, ad is no but put in a bigger window or windows and it would be legal. Then get and electrician in to how much it would cost to get the unit set up for its own services. Good luck.

@Jalen Britton: We use Adobe Sign, once the last person signs the lease. They automatically email the fully signed lease to all parties. It holds up great in court.

@Davon Johnson You would be better off setting up the LLC now and buy the property in the LLC name. Than you need to be a tenant in that property. This is all about asset protection and keeping your personal assets as safe as possible. You can use Legalzoom to set your LLC or a lawyer. Good luck.

@Jason Nguyen This is what Landlords are doing in College Park, MD. As for someone doing this with any of my property? Never going to happen! Our standards are too high to allow anything like this.

I would make them sign a new lease, clearly stating that if rent is late 2 times or more. That is grounds for eviction and hold to it.

Montgomery county Maryland is a real special place. I wouldn't deal with the 10 day requirement.  Good luck.

We just received our notice from Zillow yesterday. My reply to them was simple, there is "No Value Add" to justify paying a weekly advertising charge. They are not Highlighting the Ad or making is stand out in any way. Nor is there a free strip down offer. So I'll be canceling at the end of March.
