Jeff and Ben - thanks for checking in and chiming in. I ended up essentially heeding Jeff's advice. Key storage tends to be a headache when I have multiple contractors working at multiple sites, but since this doesn't happen too often I've learned to deal with it as it comes.

Thanks, Mark, much appreciated. Any thoughts about rents for SFRs in town? I'm curious if there's decent upward pressure on rents or they tend to stay pretty flat.

I'm in the very early stages of planning my first out-of-state purchase and have heard good things about Clovis, CA. I'd love to hear from local landlords about the rental market for both SFRs and multis. Many thanks!

Thanks Nicole. The driveway is only wide enough for one car and blocks the garage, so yes, the tenants would have to coordinate with each other when the one in garage would need to move his/her car. I heard it suggested that they could swap keys with each other and sign a mutual waiver of liability, but presumably not everyone would go for this kind of thing.

Hi all - I have a driveway and a garage at my three-family and may want to rent and/or offer a parking spot in each to separate tenants in the building. Given that these tenants have different schedules and driving needs, I'm looking for advice on how to handle the situation in the simplest and safest way possible. Does anyone have experience with this? Thanks as always.

Hi all - 

I own three properties in three different neighborhoods and am weighing the pros and cons of keeping keys for all three at one of the properties. In my mind, the ideal system would be a wifi-enabled lockbox or key box my contractors could access when they needed to do work, and which would allow me to change the access code after they return the keys. Does such a thing exist? Does anyone have experience with wifi or automated locking systems at their properties?
