This agrees with my experience as well. Kansas City expects basements here and walkouts are very common. Reverse story and a halves are a really popular choice in this area and your SqFt would be less than 50% of reality if you didn't count it. Basements are expected around here and counted SqFt if framed and dry walled. No one in this area disputes it realtors and people. It's expected around here. I've lived here my whole life.

I have often seen houses in KC with finished basements counted in the Sq footage. It might not be standard but it's also not without precedent. I've seen it MANY times.

Hello everyone! I've been watching and reading BP for about 6 months now. Thanks for all the great posts and content. It's invaluable. I'm a KC native looking to learn and invest in this area on single family/ small multi family buy and hold investments. My goals are to retire in 10 years by achieving X stable cashflow by that date. My hope is to reach 200 in cash flow per door after all expenses and invest in 2 doors per year to start. Are there any KC locals that would let me buy them a coffee and talk a bit of shop?
