Welcome to Miami!

Most Subject To and Owner financing is heavily contingent upon your relationship with the seller and how much they trust you. Especially with Sub2 due to the fact the mortgage will remain in the seller's name while you take over the property. I would keep this in mind moving forward.

@Jason Arms I currently own in Memphis with decent cash flow. Memphis is getting more and more saturated. I am currently looking in LR as well.

Memphis cash flows. I am under contract now for a Duplex as we speak. However, it seems as though this market is quickly becoming saturated.

It sounds like Houston is a hot spot now. Any recommendations for solid Turnkey providers in Houston/Dallas? @Lane Kawaoka @Nate Sanow
