What criteria are you looking for?

Single family, minimal rehab needed, 3+ bedrooms in/around Chattanooga or Knoxville is at the top of the list currently.

@Timothy Jamar find a lender that is licensed in many of the states you might go to. They will be able to guide you better on how to set your self up for funding. While you are getting that taken care of learn how to analyze a deal. This is the same for every market, but each market has its own nuances. Some will have better cash flow others more appreciation. Find what you like and more importantly find/ make a good team. While buying a good property is key, having good management is more important. Bad management can ruin a good buy but good management can turn an ok buy into a good buy.

Best of luck!

Thank you for the reply and that's a great idea about a lender licensed in multiple states that we are interested in.

Hello BP Community-

My wife and I are traveling health care professionals and are very excited about getting involved with real estate investing.  We typically change assignments every 3-6 months and don't have extended notice on where our next location will be.  Originally, we were hoping to find properties near each assignment to buy and rehab as long term rentals.  Our length of stay and high prices in some of the areas we have worked recently have been a barrier to entry for that model.  We are now thinking that long distance investing with quality turn key companies at lower initial price points would be the perfect way for us to begin this journey.

Any general advice on long distance investing or creative ideas are welcome.  Specifically looking for referrals or resources to quality turn key companies to become involved with.  Right now we are thinking that Tennessee (specifically Chattanooga area) makes a lot of sense to us for location, but also would love to hear other ideas.

Cheers!

Hey Timothy, welcome to BiggerPockets! There are a lot of out of state markets to choose from if you're looking into better deals but before jumping in on this, make sure you have the right systems in place. Get a professional project manager, build a reliable team and get proper education of the market you're investing on. You can learn more from this link here: https://www.biggerpockets.com/...

@Steven Foster Wilson appreciate the welcome! Getting things lined up and rolling is the plan. Thank you for providing that link.

@Adrienne Green Appreciate your assistance!  We will definitely look into Spartan Invest and will certainly remember to look into your local PMs if that seems like the better option.

My wife and I currently travel for work as health professionals.  We typically move locations every 3-6 months and don't typically know where our next assignment will be until only a few weeks out from its start date.  That being said, we have been looking to get into real estate investing for a while and have been deciding on what makes the most sense to us in our current situation.  We are very excited about finally moving forward with long distance properties!  Chattanooga is an area that we are quite interested in.  Any advice or insight to the area or long distance property investing is much appreciated.  Specifically looking for any referrals or resources for turn key operators in the Chattanooga area.  Thank you!
