@Gary Bonfiglio Welcome to BP! Look up the county clerk (or comparable) records in your area. I see you are in Jupiter, Florida. By searching for Palm Beach County Records, I came across this; https://www.mypalmbeachclerk.com/records/official-records/official-records-search. You can search by different parameters and hopefully find the information you are looking for. The reverse mortgage documents should be legally recorded in the system. I just did this recently for a friend looking at a house in town and unfortunately, the reverse mortgage was so high, there was no equity left. Please let me know if you need any more help.

@Reginald J Brockett Welcome to BP! What exactly are you looking to do? There are a handful of calculators you can follow from this link. https://www.biggerpockets.com/investment-calculators Depending on what you are looking to do, there are different calculations you would typically follow. I would suggest checking out some of the BP videos/podcasts in the Education section of the menu above discussing this topic. Please feel free to reach out with any questions you might have.

@Drew C Grossman My initial thought is to put the automatic gate on. It will provide a "feature" I believe your renters will appreciate. Being that your competition has the gate, it seems that is the standard to operate at. Additionally, throw in a couple of plants around the new gate and it could really dress up the front.

On a side note and I think this is very important, if you have an electronic gate, you are able to provide the code to your local Law Enforcement agency. If you have an active burglary, fire, medical issue, etc, they can enter the code and immediately get into the facility to provide assistance.

@Simon Ribellia There are a handful of online auction sites that you could get started on including; auction.com, ten-x.com, and landwatch.com also list auctions on their site. I like LandWatch as it has a substantial amount of filters available to find the exact parcel you are looking for although I believe auction.com is the "big" one. On the alternative, have you thought about "driving for dollars" and looking for property local to you? You can drive around your desired areas, look for parcels that have been sitting for a long time, appear dilapidated, etc and then find out who owns the property by searching for a "Parcel Viewer" online in your area if you don't know the address.

e.g. This is the NJ Parcel Viewer I like to use in my area and there is usually one for most areas if you search online. Rowan University Parcel Viewer

You would be able to obtain the property owner's information and then either call/mail them asking if they wished to sell the property. If you need help locating parcel information, please let me know.

@Kendra Pringle Welcome to the site! Are you also reaching out to buyers by different means such as posting on online sites such as CraigsList or FB Marketplace in those markets? There are many wholesalers that use those sites and quickly move properties. If you get down to crunch time on the contract, also consider reaching out to other wholesalers in each respective area and consider co-wholesaling. 6 properties under contract is a great thing and it seems your marketing is working! Keep up the good work.

@Melissa T. I did a little searching and located this on the AKC site, this excerpt is from their page with the full link to follow. Hopefully, it provides guidance for you. ESA stands for an emotional support animal.

"Individuals who use ESAs are provided certain accommodations under federal law in the areas of housing and air travel. The Fair Housing Act includes ESAs in its definition of assistance animals. Under the act, people cannot be discriminated against due to a disability when obtaining housing. Rules such as pet bans or restrictions are waived for people who have a prescription for an ESA, and they cannot be charged a pet deposit for having their ESA live with them."

@Chris Ailes I believe lenders will only factor in 75% of the rental income towards the actual payments. If they're short on the required amount there, some form of stable W2/1099 income would most likely be needed. You might have to shop around to lenders to see if anyone is willing to do this.

@Sandeep Roy The showers appear relatively similar. Have you reached out to the manufacturer? I'd be willing to bet they coded in an override or factory reset into the control panel anticipating codes would be forgotten or it becomes locked. I'm unsure but does the shower have an access panel near the base or perhaps in an adjacent room to access wiring? If so, there could be a logo, make or model available.

@Xavier Karikitan I have not done a group LLC but work with friends as backing partners and would utilize recorded legal agreements. The most important thing is having a legal agreement that protects all parties and spells everything out. This would seek to protect everyone's interests but more importantly, friendships.
