I say go for it. I got my real estate license recently also. I have been using it to get my own deals and finding deals for other investors to flip. But starting to work with retail clients now also. Why not? With prices so high in SoCal it's a no-brainer. Working with your uncle could be amazing to help launch your career.

I ask them to inspect the major systems only. Electrical, plumbing, hvac. Roof if they do that. Foundation. Building structural.  I don't pay them to take all the notes and pictures of every cabinet missing a knob, scratches on walls, etc.  I take notes of all of those items in my thorough walk through when purchasing and before scheduling the inspection.

I think it's a great idea if the apartment community is in need. I've done it and the officers were very grateful. I required them to bring their cruiser home and parked at the community (I learned this years ago from a mentor).

Do you have a specific property to present? Or is this a general pitch for investors and you will tell them you are in the process of finding deals?  I've done many of these. I might be able to give guidance.

You should be investing in syndications. You are "accredited" and can get 20%+ annually easily and with sales can likely get to over 30%.  Find good apartment syndicators to invest with.

Eric, I am doing the same, just using the license to do my own deals, and helping a few people I know to sell or buy. But not full-time active.  Therefore I just joined Pinnacle Realty Advisors. They are 100% online and remote. Check them out. I did and I like it. I don't need the traditional brokerage type, maybe you don't also. Btw, you only pay fees per transaction and keep 100% of the commission (no split).

Hi Pauline.  I see we are both in Los Angeles.  Good to set your goals with the intention to make it happen!  My question for you is:  have you flipped houses before?  Because flipping out of state is more difficult than locally.  Now, having said that, I will say owning rentals have been easier out of state for me than locally (due to the prices and difficulties Calif brings).  I'd be happy to give you my advice, the house flip in those states as a newer investor definitely scares me (for you).

Short and to the point intro. Haha.  What are you looking to do? In state or out of state.  I am in Pasadena, CA and it's only out of state for me for rentals.  I do property developments though in LA.  Tell us more about you so we can offer ideas/assistance.
