One piece of advice I can give based on your post: You said "While owning a business is great, I want to venture into real estate and establish myself further" Venturing into real estate is owning a business. The odds of doing it successfully "on the side" is so much against you. Think of it as a business. Set up your systems, create some habits, etc. Welcome to the business my friend. Now get to work!

Lincoln Lewis i posted that I do building projects (GC) in Eagle Rock and I am a contractor. I could look at your project and either offer to bid or give you advice. The idea of just paying him a fixed amount and even giving a bonus is enticing. However, don't "owners" usually work harder and care more about the project as a whole? I think so. I'd give a minor percentage like 20% of the net. See how it goes. It's not your last meal... I know you are not but I need to say, don't be greedy when trying something out.

You should come to my Meetup group. But I might not have another until December so you might want to connect with me sooner. We meet at my project sites and we tour the house and everyone learns and has a great time. I am helping several new flippers in starting their businesses now. I might be able to help you.
