Post: 0 to 28 homes sold in 12 months

My real estate agent journey started in 2019. I was recently divorced and had a limited amount of savings. I started out a solo agent on a flat fee brokerage. I realized I needed to be on a team to grow and learn. After a year I joined a Re/max team and started finding success. I sold 3 homes every month, and then realized I could do more and didn't need the team to help me sell. I joined eXp in 2021 and sold 7 homes in the first month and then 7 more the following month that year I ended with 24 homes sold! Last year in 2022 I sold 28 homes. I spent very little on leads and really enjoyed helping people with real estate.
Today I joined an amazing team that offers my clients more, and gives me more as well! The best is yet to come! To all those that want to get into real estate just know that you can, and believe in yourself!
If anyone has any questions about my various different brokerages, or they want to know about eXp please let me know.

Thank you Bruce! This was a learning experience. Do you think if building materials go back to more normal prices, that it would be cost effective to do a poptop, add to the foundation and turn this into a triplex?
My investor mind see's potential, but I don't like the current construction prices or interest rates.

I have a client who is going through the process on converting a home into a duplex. The home is structurally sound, and has a 1/1 lower unit and a 1/1 upper unit with an additional loft!
Have you done this before? I am looking for advice and also feedback from this experience.

Switching to eXp Realty! I learned a lot while on a previous team. One of the biggest lessons I learned was, this is a business that you're rewarded by how hard you work and the color of the sign doesn't matter. I switched in February and quickly closed 7 deal then 2 months later another 7 deals.
Overall I like eXp Realty. They haven't helped me close one deal, just like all the other brokerages, but they have more opportunities and some better things like profit sharing for agents that want something more than a traditional brokerage!

I got into Real Estate, wanting to create a new way of doing it, and wanted to add a modern approach. New Commission structure but also add more customer service since it, has been lacking. I found a broker that allowed me to discount my commission but didn't give me many extras or support. My business was taking off when the pandemic and then the Police incident that occurred in Minneapolis.
All of a sudden I went from closings to nothing. I was approached by a friend and joined the biggest team in Minnesota! The Minnesota Real Estate Team. It's been an amazing experience and I am happy to be a part of a great team. I feel like I am in the right place and not questioning if I will succeed! I am now getting an abundant amount of leads and my business is busier than it's ever been!

I bought my first duplex, in 2010 before all the apps, and struggled to find a good property manager. Now I have been trying to develop systems for new rental owners to run with more automation.
What apps do you use, to screen tenants?
What systems do you have in place to send emails, and messages? Tell me more about systems and apps that you have used in your business that helped you.
Thanks in advance!

The biggest problem with using Zillow is, that they're actively trying to cut you out of the process. I think it's smart to develope a Modern Business Model, that leverages technology and be the agent that out performs!
