Hi all I've found a FNMA owned home locally.  They've owned it since 2014.  It's the kind of house I've flipped successfully in the past,  but they are asking too much for the market.   I've never offered on a FNMA before and I was wondering how flexible they are their bidding prices?  I would need them to go at least 20% lower than what they are asking right now.  

I pulled comps etc and I'm ready to make an offer but am I wasting my time?   Thoughts?

Hi Christie.  What's your take with all the new apartment buildings being built?  What affect do you think they might have on the rent pricing for the older multifamily homes?

Guy, I live in Glen Ridge which borders Upper Montclair and it is a "hot" market, if the house is priced right you will be under contract in 3 days.  The price you're quoting though is more the retail side for that property.   Also Upper Montclair is in Essex County not Bergen County.  While there are nice really nice towns in Essex you will also find that Bergen has a much wealthier moniker.   

It's a nice town and a bedroom community for NYC.  You just need to know which neighborhoods back up to the RR tracks and such.   Looks like Ryan offered his help, and I would be more than happy to answer any questions you may have.  Just shoot me a message.

So it looks like Mission street might be on the upswing.  With all the new apartments in the area I'm wondering about that neighborhood.  Thoughts?  I'm in GR and know the area pretty well.

Diana N NJ is a big place.  Can you be more specific?  I'm also in N NJ but not all roofers cover the same territory.  I'm in the Essex Cty area and can make a few recommendations.
