Hopefully someone with more experience will chime in. But from playing with the calculator and what I have heard and read the percentages you used seem reasonable.

I am new to this, so I could be completely wrong. But, ARV doesn't have anything to do with cash flow. Cash flow is simply the difference between the income and the expenses. You show income of $750 and expenses of 732/765. Property value plays no role in this calculation. Should the $750 be higher after the repairs/upgrades (ARV) are made? That would help the cash flow numbers. Or perhaps the expenses are over estimated? If not, it may be time to look at another deal.
