Thanks Jonathan and Harjeet!  It needs a little make ready work nothing over the top and all that is budgeted for in either case.  I'm planning on doing the make ready as I used to do construction and had a handyman business.  As for forcing the appreciation nothing stands out like adding a room or bathroom.  Other properties in the area are selling for $10k-$12k more.  The extra cash flow works for our plans now which is why I'm not opposed to it.  The lending route ended up requiring more capital to make it work.

Hello,

I'm in the process of completing a deal (SFR, buy and hold) and the other night my lender told me that my loan is going to fund but with a 25% down instead of the 20% and with buying 3 points to get a 5.75% rate. My cash flow is still good but my cash on cash IRO is a little lower than I'd like.

My question is should I go through with the loan or buy it outright and possibly refi at a later date if need be.  Buying outright the cash flow is great and I should still be on target to purchase one to two properties a year.

I'm going over to see it at 4pm today and will make adjustments to the pricing.  I already have one property in town that is about the same size and I'm using the insurance cost on this place.  I can probably copy the taxes from my other place as they are going to be higher than this.
