I found an awesome accelerated, turnkey program advertised here; in which it will work out better for me fast.  He is professional, honest, high integrity and very experienced.  It took me over 4 months of Googleing, memberships, like awesome Bigger Pockets, dozens of books, local clubs memberships to find what I was in search of.  I was planning to go at it alone with skepticism.  Since, in my golden years time is of the essence.  However, even though I have all the education I needed, this program is going to accelerate my start-up by at least two months.

Hi David & Everyone:

I already have the book by Sean Terry.  I wanted to ask BiggerPockets members if anyone knows about Than Merrill's Fortune Builders Mastery coaching program.  I have his book.  I had not started reading it because it is not convenient to listen to it on Kindle PlugIn.  I am listening to it know.  It sounds very good.  The name is The Real Estate Wholesaling Bible."

I need to get an accelerating program, even though I have enough knowledge on how to get started.  I think I already have most books no wholesaling.  This is my concentration as a beginner.

Hi Frank and everyone:

I know that it has been over two years as of this posting; however, I am also a new California Licensed Agent.  Thus, these postings were very helpful to me.  It sure clears up a few questions.  Anyone in California that can answer additional questions on this topic regarding wholesaling and referral fees.  I think many mistake wholesaling as doing something wrong, unfair or illegal; however, it is not.  Every thing we consume or purchase starts with a wholesaler.  A wholesale means that the distressed property is sold for what it is worth and then when it is brought up to standards then it is valued at the retail price.  Therefore, everyone is getting paid for what the property is worth and the investor for the work performed.  As an inactive CPA I can tell you that this is commerce, and homes is a product.  I know that the subject is touchier, but the rules of commerce still apply, with other specific rules for Real Estate.  I hope this helps.

I would also like to know if referral fees are illegal to an agent from an investor.

To clarify Wholesaling as I see it, it means that I would find a distressed property, put it on a contract and find a buyer or a flipper or a rehabber or landlord.  I can handle writing up the contract as a real estate salesperson inactive CPA.  In fact, I already found a property, but I am not ready for it.  Anyone out there interested in a lead from a bird dog on a single family 3 bedroom 2 bath home in Orange County, CA?  I am not quite ready to start writing a difficult property like the indicated one.

Is there a Wholesaling Real Estate Course or mentor for beginner investors step by step published recently, with a reasonable price tag?

Most experienced investors out there forget what it was like to be a beginner.  They don't want to waste much time with students, or they don't have direct contact for the students.  Thus, once experience investors become successful they want to make even more money out of beginner investors.   Another thing they become so automated and their business become illusive.  All of the sudden, every thing is about money or time.  Never mind about giving back.

I have come across a great deal of wholesaling material, but most of them are old books.  I have also come across a great deal of mentors who write a free book, but then they want the student to join their team for a 50% profit on every deal plus an expensive course.

Has anyone heard of Ely Preston's House Matchmaking Software.  In other words, we can do "birddogging at home with a software that matches properties with buyers for a fee.

I hope someone has heard of this.  He is offering it at a bargain for $37, making a claim that it is worth 1000s of $.

Hello Venice.

Thank you. I stand corrected. It has not really been a waste of time; however, I did not know that I had to work for a broker to be able to access the MLS. And yes, I do have some benefits. And the knowledge did not hurt me at all.
