Hi Garry:

Thank you for your good question.  Below you will find the courses requirements at the California Bureau of Real Estate.

I had already met two of the three requirements many years ago, when I took them at college.  Therefore, I only needed one more.  The exam is not difficult, if you study it.

I had an auto accident almost 4 years ago, and sustained horrific brain, jaw, eyes, head and spine injuries, and I am 72.  I took the required course I needed online at Allied Schools.  However, if you haven't taken any courses, you can take the 3 courses in a package.  I just reviewed the prep courses over and over.  A good and affordable prep course is out by John Henderson at www.realestatecentre.biz. He is a broker and a real estate attorney. You don't have to spend a great deal of money to study.  If I can pass so can you.  I just reviewed and reviewed over and over, until I knew the answers and passed the 1st time.  But first you need to understand the concept to know the answers.

There is also an Instructions To License Applicants," manual you can download at the website.

Here is the link for the requirements and are also listed on the manual.  If I was young I would have gone for my broker's license, about 5 or 6 additional courses.  If you would like additional information or have additional questions you can email me: [email protected].  Good luck to you.

Here is the link to the requirements website:

Mandatory:

  1. 1. Real Estate Principles, and
  2. 2. Real Estate Practice, and
  3. One course from the following list:
  4. .
  5. Real Estate Appraisal
  • Property Management
  • Real Estate Finance
  • Real Estate Economics
  • Legal Aspects of Real Estate
  • Real Estate Office Administration
  • General Accounting
  • Business Law
  • Escrows
  • Mortgage Loan Brokering and Lending
  • Computer Applications in Real Estate

I became a licensed real estate agent; in order to start as an investor. One of the books I read recommended that it is better to become my own agent; however, in California, it seems to be a waste of time, because I have to work for a broker in order to access the MLS. Therefore, I feel like I wasted my time becoming a licensed agent. Any thoughts about this. I would appreciate it. Thank you.

It would be nice if becoming an agent in California one would have access to the MLS; however, you need to either be a broker or work for a broker. I became a California Realtor; however, I feel like I wasted my time. Thus, there is not much help for me to be a licesnsed real estate salesperson, if I am going to become an investor. Any thoughts about this out there. Thank you. I would really appreciate it.

Dear Karen, Paul, Joe & BP Members:

Thank you all so much for your reply.  You are very helpful.  You have reminded me that BP is the best source for training at a minimal cost.  In addition, I can still attend my local club monthly meetings for $20 a month fee.  In fact, I get more from BP that I would from a paid guru; not that I would not be willing to pay.  However, why pay if we don't have to.  As an accountant, my training is that of maximizing and leveraging our money, and building assets, while minimizing our liabilities.  One seed to plant for all investors.  The focus is more effective with the motive of training, services and accomplishments; rather than, how to get rich.  In other words, money or getting rich should not be the motivating factor, but the by product of our good works, what ever they will be.  In other words, if we do the right thing, everything else will fall into place, including the money.  Thus, a good guide for me to evaluate a trainer or a book or a program, if the focus is on getting rich, I get discouraged.  Yes, we all want to be financially independent; however, I am trying to draw a line between financial independence and greed.  May the New Year be very successful for all at BP.  Happy New Year to all.

Hello Everyone:

My situation is very unique.  I would like to share my experience for a website by Wix.com.  Bigger Pockets recommends this great website; however, I am a special needs person.  It hurts my eyes to read for more than a couple a minutes; thus, I need a recommendation for a user friendly website, where we can get immediate support.  I can use my screen reader, but find Wix not user friendly for me.  In other words, Wix is not an easy access company and requires extensive reading; which, is not possible for me, unless I use a reader.  In other words, it is not easy to contact Wix either.  It took a great deal of reading to get to their contact methods.  By this time, my eyes and brain were spacing out.  Thank you for your help.

Hi Everyone:

Has anyone participated in this book camp for investors?  At the InvestClub for Women, at www.womeninvestclub.com, a book camp is going to be held on February 23, 2015 for $2,197.  Even though I am a beginner, I have a great deal of diversified experience and background.  Thus, I consider myself ready for investing.  In addition, I believe that I can use the $2,197 to strike up my first deal with my first property, instead.  I am very much interested in getting advise on this or if someone has taken this program in Orange County, CA.  Thank you.  Tina in Orange County, CA

I know this question was asked a few years ago, but as a new member who is just learning from Bigger Pockets, I decided to get it.

The way I look at it, I will read perhaps a dozen books or more, for information.  Then when I am ready, I will pick the niche I can work with as a beginner.  However, I will be well informed to pick my niche, instead of guessing.

As a new member, I begin with Bigger Pockets, combing every book, article, podcast and posting I can get my hands on.

Pertaining to this book, just like accounting, the rules don't really change.  Sure, like everything else, the process needs to be adapted according to the type of business, area, era and property we are contemplating to get.  It is just like money, it has been around for a long time, but one of the changes is that the value of money goes down.  Thus, with the properties the value of property either goes up or down.

Here's a link I found in which I downloaded this book as a PDF for free.  As  new investor I need to save my "pennies" for investing.  Therefore, what ever I can learn with little or no money, I am going to go for it.

Thank you Josh:

What can I say, for the first time in a long time I am speechless, in order to think for the right words to describe your great work of this book, awesome!  In fact, it is like my bible of Real Estate Investment.  You are a life saver.  With BP and your book, I feel at home.  I was pretty lost before I read your book, after reading many other books.  After reading it twice, I then go back to Chapter 8 and follow the link "click here" to get started.  Indeed, I am doing that.  On my second reading I then took notes of all the links to follow.  Since, I am unable to use my vision for reading, I have your book on PDF, so I can listen to it where ever I am in the house.  I can also listen online.  I can see, but it hurts my injured brain to read.  However, after over 3 1/2 years, I am getting better.

Did I say I was speechless, once I started thinking of your book, I could not say enough.  Thank you, thank you, thank you.  Did I say thank you? :-)

Hi Vince:

I am totally new in real estate investment and BiggerPockets.  I knew about BiggerPockets 1 1/2 year ago, and upon the recommendation of a BP author, I went for my real estate license.  In fact, I have not done my first property.  I am also an inactive CPA.  I just earned a California Real Estate Agent's licensee, 3 weeks ago.  Therefore, I am anxious to get started and also partner with investors who will need a licensed agent.  My local meeting base will be InvestClub for Women in Orange County CA.  We also welcome men.  It is great to learn that CPAs are also involved in RE Investing.  I am a good example of it is never too late, I am 72 years young.  Good luck to you and all.  Tina

Thank Joe, I appreciated.  I do belong to a club InvestClub for women in Irvine and Cerritos.  In addition, I have the information for your club.  As soon as I get a chance I will attend yours also.

Best wishes for success, Tina
