Hi all, I have this apartment on new jersey, where I rented to one girl only, recently she claim she lost her key and ask me and super for extra set of front door keys, also since I am the one who pays sewerage/water bill, i notice the bill almost doubled on this quarter. so i called super, super mention to me on the phone there is 2 extra people lives on the apartment as well as he got complaints of marijuana smell from the apartment. I have mention to her on text ask about water Bill she never respond back, and she also pays rent late almost every month for past 3 month ( I had to ask her to reply to me text otherwise I will started eviction this month then she went ahead zelle me the rent) last 2 month the rent payment is coming from different number that I don't reconize (zelle to my account)

her lease ends may 30th, i don't plan to renew her lease, specially with her lock of response. 

now my questions is new jersey has this law i can't non renewal the lease unless reason is giving. so i know from the super that there is extra two people lives on the apartment and i have double water bill that i had to pay, so how can i prove that she have extra 2 people lives there , if i sent notice and take her to court do i need to prove of anything? (super just told me over the phone when he visit her apartment he smells marijuana and say extra two people lives there verbally)

whats the best aproach for me to end lease with her.

Hi all, my tenant pay rent late twice , last payment come from someone else a guy who is not in lease ( since I let her pay me using zelle account) and I have texted her to reminder her to send me late payment and to ask why my water bill went up twice, got not reply for 2 weeks.


and now is march 5th , i still have got her rent ( which is the due date for rent) usually she pay ment 7 ot 8th with a late fee. should I txt her again today to let her know if she pay late again please send late payment this month and with previous two month and ask her if she is ok, since I haven't hear from her for past 2 weeks, and if i don't hear from her again i will call her reference number to check see if she is ok ( when she applied she had gave me her reference number for her coworkers and I did called back then) am i allowed to call them see if she is ok.

if she still doesnt reply to my text what right do i have to contact her? how should i let her know that I am not renewing lease with her etc?

Hi all, My kid is on high school now, she say she would like to become like me have few propoerties and collect rent have a simi easy life style, however she doesn't know what major she want to study for becoming a real estate investor ( mainly landlord of many units with cashflow every month) I suggest her to study for a business major, and apply for nyu stern or u-penn business school.  what do you guys suggest?

Hi all, one of my tenant left few month earlier then lease edns date, she moved out and turn in the key to us for showing, I told her she would still be responsible for rent until we find next person to take over her lease. she didn't respond to me on email but arrange to move out date and provide us the key.

as today we find a new tenant for march 1st, however she( the old tenant who moved out earlier) did not pay for feburary rent. so i emailed her and she say she doesn't live the place anymore and she gave me the key so she is not paying the rent for a place she doesn't live.

I have her 1 and half month security deposit with me, now should i go ahead and deduct one month rent on deposit and refund the rest? she is a social worker i wander if that job will more likely make her take me to court because i kept her deposit.


she made a lot fake complaint about things same day she informed me that she is going to leave the apartment that she doesn't feel safe there. later we find out the complaint she made are all fake as well i answer the email if there is any issue she should email me first to fixed it not complaint at same day then informed me she is going to move out next weeks.


i got some crazy wave from her, what's the best aproach to deal with tenant like that? thank you

Thank you, everyone, I forgot to mention the 800 credit score only make about 30k last year due to pandamic and she is currently un-employed. and I realize there is a typo her score is 630ish instead of 680

Hi all, I have an applicant she has 668 credit score and her husband 800. however she explaint her late payment occur on 2017 and all because of debit consolidation company told her to stop payin for all the bill so she can consolidate them. and i was ok to give a benefit of dought 

and ask for extra last month of rent , she didn't want to pay for it. and that had me worried. so over the weekend I did not pick up her call need time to think over now she is back saying she is ok to pay extra month.


should I move on or should I still work with her, at this point i alos saw 5-6 late payment on 2017 ( as she claimed was due to debit consolidation) which I am not familiar with and she did provide me with pay off papers ( some of them show only 70% paid off and account closed.

Should I take chance or should I let it go.
