The calculation includes principal, interest, insurance, cap ex, maintenance and vacancy monthly. The calculation is correct. 

I have looked at seller disclosure and leases, met with one of the tenants while viewing the property. The only thing I have not seen is the ledger. So maybe something isn’t being disclosed 🤷🏻♀️

It’s 22% (accounts for principal, interest, insurance, vacancy, maintenance and cap ex).

seller disclosure looks good...grease fire in 2008 which required taking both sides to studs, sealing lumber and all new plumbing/electrical/sheet rock, trim, paint cabinets on both sides. The owner told us about this prior to receiving the disclosure.  Discussed this with our insurance company and asked if rates would be higher for us. They said no since it has been 10 years. 

I also asked owner what has been the longest vacancy. She said 6 months due to “me being picky on tenants.” They have owned the property for 10 years and will provide ledger.

No repair costs...really well maintained. Will get an inspection and appraisal though. If 1 tenant moves out the other side will cover cost of the principal, interest and insurance. But if both are vacant then yes...will be an issue. But we can cover the $800 a month no problem if it came to that.

Using 25% down, so I’m calculating cash on cash NOT cap rate.

Would you pay asking price on a duplex (which is overpriced probably by 10k) if the cash on cash is good (22%)?

it is in the attic and the contractor said it is due to poor ventilation. We got one quote for 10k...seemed pretty steep. We are searching around for more quotes. Some have said you can do it yourself with bleach?
