If you are going to market to estate attorney(s) the attorney represents the PR (Personal Representative) while the PR represents the decedent (estate)

If you can, try to concentrate on those PR's that reside outside the state of CT (AZ, TX, Utah, HI, etc.,).

Usually at most the PR that whom you contact, may be motivated to sell..

No matter how much time has passed during the administration process the emotions for the family are still raw..

As long as Iv'e been researching probate leads I still use direct mail to this day ~ and follow up with a cold call later.

You should concentrate for PR's (Personal Representative) that reside outside the state of LA (CA, WY, AK, etc.,) as the PR most likely will be motivated to sell.

If the PR provide's a cell phone number yes, I'll usually send a text...

The squatter being in the property is an example of a catalyst for any probate property even for the property your interested in.

If the family member, who may become the PR (Personal Representative) knows of the squatter (maybe the family member) and probably wouldn't want to evict.

As for the three siblings, there's more than likely adversarial issues between the three as two want to sell (motivated) and one doesn't.

Probate is a title problem!! ~ No matter how much time as passed the emotions for the family are still raw..

From my own personal experience @Brandon Carlson I had to consult and hire my own attorney as the lead attorney who represented my other five siblings was hesitant to take me on as a client.

What Iv'e learned from my past experience researching probate files, probate attorneys represent the PR (Personal Representative) while the PR represents the decedent (estate).

The attorney can be a friend, can be evasive or slow you down. Probate is a title problem ~ Heir's don't want solutions, they want relief.

Generating a relationship with a (or any) probate attorney is not the fastest way to get business. BUT you can try taking them out to lunch (golf country club) and discuss how you can help with their practice.

You should consider marketing to PR's who reside outside the state of CA. (TX, Ohio, WY, N.Y., etc)

As far as I know none of the 58 CA counties sell probate leads. An investor must have the decedent's name and case number to view a probate file. Some files may not have real estate.

Remember that you are a problem solver which is why I got my license and probate is not seasonal.

No matter how much time has passed the emotions for the family are still raw. (Iv'e been there)
