Thanks so much for all that useful information Mark, it's definitely beneficial!  I'm new to real estate investing and just recently ran into a small problem with meeting village requirements on a contract, after posting earnest money.  Therefore, I can attest to how important it is to do lots of reading and networking first.  

Thanks to BigPockets, most of the real estate investing resources we need to be successful are available to us.

Thanks Suzie, I'm happy with my first purchase.  I had to use cash because the funds needed was less than 75k.  I did the analysis  on here and I'll looking at $443/mo in passive income, with monthly rent of $1025 and yearly Taxes of $6,472.  I definitely need to find a CPA and Attorney that has experience working with new real estate investors.

Investment Info:

Single-family residence buy & hold investment in Park Forest.

Purchase price: $57,900
Cash invested: $52,500
Sale price: $52,500

Move-in ready 3 bdrm, 1 1/2 ba, with 1 car garage. Newly renovated in 2018.

What made you interested in investing in this type of deal?

It was in a nice neighborhood, move-in ready and cheap.

How did you find this deal and how did you negotiate it?

I found the deal on realty.com and my Real Estate Agent did the negotiations.

How did you finance this deal?

I offered less than what was expected and used cash, because I couldn't find a private lender that was willing to finance less than $75,000.

How did you add value to the deal?

I received one year of paid home owner's insurance, Taxes prorated at 105% and $500 towards closing cost.

What was the outcome?

It went well, plus I already have a tenant, with a Section 8 voucher, that'll be moving in within the next 30 days.

Lessons learned? Challenges?

To reach and understand the tax implication of each property, prior to buying it.

Yes, my agent, Jennifer Upshaw, is very good.

I would like to accept Section 8 tenants for my new rental property. Is there an application process that I would need to go through first?

I’m new to real estate investing. I just bought my first property for 52k, listed for 67,900, with cash. However, I tried a private money lender first and because it was a move-in ready home, he declined. Stated that I would need to borrow at least 75k for him to work with me. Are there any private money lenders that would work with new investors needing less than 75k?
