I send letters to LLC's also. If they were willing to sell before, I'm willing to sell it again. I look up the LLC's under the state's registration page and address the letter to them. I am marketing to list right now. If I come across a property that just wants to get rid of their home, I have a couple of investors I call.

Yes, Tiffany, he needs to learn to time block now.  It may be a while before he has an assistant, and that still won't insulate him from demanding clients who want to look at homes at odd hours?  It took me a few years, but I set aside times for family time.  If a client wants to see homes during that time, I simply say I already have an appointment, what else will work.  There will be times when that won't work, so I will swap out a different time to be with my husband.  If my family time is Friday night, but the market is hot and a long term serious client needs to see something, or they will lose out, I will go out and set aside another night to use in exchange.  Thank goodness my hubby is flexible and supportive.

This is a good topic. I think the sellers would have to contact the bank to see if they can delay the sheriff's sale. That may be difficult at this time. In Wisconsin, I don't think there is any redemption period after sheriff sale. Has the home owner had the home on the market as a short sale? I think for a home to be sold as a short sale, banks usually want the home to be marketed on the MLS first at a " market price". Would it be worth it to assume the mortgage at this point if the mortgage is more than the value?

I'm a low key person so I send a letter saying that if they want a second opinion on why their home didn't sell, I'll come over and talk. I even say I won't talk about listing unless they do. I find their name from the county tax site and I check to see if the title hasn't been changed since the home was listed. I also check the MLS to make sure that it isn't currently active. If no response, I send market updates. I do need to go door knock the local ones that haven't answered. Only one person called and said to stop mailing him, and we ended up talking for a half an hour about his experience selling.

to add to the excellent advice above, let me suggest prospecting expireds, especially older expireds from 1st quarter 2015 and years before.  That has been a profitable niche for me.  Door knock a neighborhood 4 times a year.  See if your office has some generic collateral you can use and attach your card to.

@Matt Lefebvreis right I think.  The ones that have success are the ones who spend a lot of money and ruthlessly follow up.  See if you can find Ben Kinney's ebook "S@cial".  He has a program called Ten Days of Pain.

Congratulations on your first step to independence!  I might make a small suggestion.  Could you work part time for your friend as an assistant?  It would give you a great idea about the profession and the things that need to be done in order to succeed.  It will give you a step ahead before you have the pressure on you to produce.  Real estate is simple, but not easy.

You are welcome.  I'm a broker so pardon me for sounding like mom on the next comment.  If your coach is in your office or state, that is great.  Coaches from other areas usually aren't familiar with advertising rules for multiple states.  I just want to help keep you safe.  Let me tell you a story.  In Minnesota, a real estate agent was subject to several thousands in fines and having his paperwork audited for the last three years (not only contracts, but marketing too!) because a state regulator saw a picture in Facebook posted by sellers celebrating their sale beside the yard sign.  The regulator deemed the brokers name not big enough on the sign.  Not all states are the same, just don't put yourself in the states attention.
