@Andrew Postell thank you for that great advice. I will definitely focus on 3-6 months of savings. My current employer doesn't offer a retirement plan. What should I do about saving for retirement? Is a regular IRA enough?

Hello everyone. I am 28 years old and I recently bought my first house in Jersey City. I'm looking to start investing in real estate but I'm not sure if I should flip houses, rentals, wholesale etc. Here are my goals. 1. Pay off 30K debt and save 10k Jan 2019 2. Leave my full time job by Jan 2021

This is wonderful advice!. Thank you so much everyone! I think I will get a new job closer to home and work on rentals for now. I would like to do a flip but not sure how to do that with a full time job.

How did you know when it was the right time to quit your full-time job to go into real estate? Also, how do you get around the banks requiring a W2 to get a loan for rentals if you don't have a full time job?
