To get private money lenders, do I have to establish a real estate business first? Such as getting a website, business cards, business name, mission statement etc? I would like to do this part-time to meet my personal goals. I don't want to make a business out of it. Can I still use private money lenders? Will this make things more challenging?

Hello everyone. I would like to get an LLC started but I'm not sure where to start. I thought about legal zoom because they may be less expensive than a lawyer. How did you get your LLC started?

@Kyle Collette Thanks Kyle. I'm in the process of looking for a new full-time job. If I switch to part time instead, would the bank give me a hard time getting a mortgage?

@Account Closed No I dont have funds if something goes wrong. I am working on that but even after I save enough money for repairs, I wouldn't want to put all that towards a down payment so I was wondering if there was a way to avoid that. If not then it would take me much longer to get a rental

@Michael Plante ok so looks like I should only do this with free and clear houses. At what point do you ask the landlord if their property is free and clear? Is that how you start the convo?

@Michael Plante  Did the property have a lien? If so, what happens when a due on sales clause is initiated by the bank?

@Edmund Ricker Thank you for the wonderful advice. I've decided to stick with full-time employment for 3 more years and get into rentals. When I leave my full time job I will work on flips.
