I'm looking for multi family property in the Tyler Texas area and not having much success. There's just not much available. We were thinking about buying some land and developing a series of duplexes. Has anyone done this?  And would you advise it?

I am looking at making my next purchase. I have a SFH in Macomb, MI that is doing well and a small commercial property in Tyler, Tx where I now live and I am looking for the best place to put my money here in Tyler now. There is a lot of commercial growth and construction here, so we are leaning toward residential, but I like commercial as well. Where would be the best place and why?
