Not having a license doesnt mean you are lazy or not knowledgable enough to know what your doing. A licence hanging in some brokers office doesnt define who you are and how knowledgable you are.

Yes getting licensed is being pointed out about the right way to go about it . Not everyone wants to be licensed. Im just saying not only point out the right way ad getting licensed but also the right way to go about it unlicensed for those who dont have an interest in getting there license.

Zachary just make sure you have a real estate attorney ( investor friendly) approve your contracts, disclose what you are doing and you will be ok.
Having equitable interest in the property allows you to be paid legally. You have right to assign your interest.
What bothers me about this post is people come here to learn this business and how to go about the right way of getting involved and although the above are all factual, instead of pointing out only how not to go about doing it, also point out how to do it the correct way.
Dont just point out the negatives, also point out the positives.
Jon is the only one who attempted to let him know "how not to but this is how"
People come here asking questions to learn because they dont know, be easy and helpful, negaitive and POSITIVE!

Make yourself a principle in the transaction and contract with all parties. Then you dont have to worry about the legal/ illegal mumbo jumbo. There are a variety of contracts to use that allows you to be paid legally without having a license.
I'd suggest you look up options in the forums...hope that helps!
I will have them work seller leads prescreening them to see if they are motivated, negotiating and setting up appointments for a contract signing. I will be marketing to get enough leads to keep VA busy fulltime.
For those of you who have VAs for outbound calling, prescreening sellers and setting appointments; Id like to know whats their daily routine. Do you send them leads on a daily, weekly basis or do you have them find leads on their own?? Also how often do you pay them and how do you pay them if their overseas?
I'm looking to hire a VA soon to ramp up things and would appreciate any help, thanks in advance!

Sorry guys hadnt logged in a while. When wholesaling it doesnt matter if the property has mortgages, leins, taxes, etc. Just add that in your analysys and you will be fine.

Ahhh so you can only sell for the interest, not adding on profit right?
Here in TX you can also buy OTC when redemption period has ran out in some counties, takes 2-3 months for deed to transfer in your name but worth the wait.
Was jus wondering if there was a way to quick flip them without the waiting process. Thanks for clarifying.

So say I buy a cetificate for $1000 how much could I resell for? And when you go to transfer the name, say the investor buys for $2000 as example, will they transfer the certificate in new owners name and amount they paid? How do u figure what you can make on it? Very interested in this niche and thanks for your response!
