Couldn't I negotiate wit the bank too buy their performing note and wholesale it to a note buyer, then the note buyer could work out the mortgage payments to make them more affordable?

But dealing with the bank would not be a quick process I assume, so It would probably be better to refer her to lending companies as you stated.

Can I get a referral fee for that?

I have a family member who just contacted me about refinancing their mortgage note. I am still in the learning stages of that feild of work. How can I step in an help her as a wholesaler?

I've been to Spring and its a nice area. Also heard the Woodlands and Kingwood were nice too. I lived in Houston for 3 yrs when I was in my early 20's so I know opportunity is unlited out there thats why I'm moving back. Got *homesick* thats why I came back....lol...big mistake! I love my home state but there is no opportunity here!
