Great to have you here, Trent! Transitional housing is such an important niche—wishing you success!

 Good Morning, Sir!

Thanks for the warm welcome!

Quote from @Michael Borger:

Hi Trent - Anchorage and the valley are my second market. I always have a mix of flips and rentals going on (LTR, MTR, STR). I tend to be more active in Wasilla than Anchorage, but I'm open to anything.

Feel free to hit me up.

 Good Morning, Sir!

Thanks for the opportunity to speak with you! I'd appreciate any advice or thoughts that you may have about navigating this market!

Quote from @Andrew Moresi:

Trent, your approach to transitional housing is one of the most mission-driven (and potentially profitable) ways to invest in real estate.. but there are some key things to watch for, especially in a market like Anchorage. A friend of mine ran a similar project down in Texas, securing rental agreements with re-entry programs, and the biggest challenge wasn’t funding..it was making sure the tenants were properly supported. Reliable property management is critical because turnover can be higher, and program compliance often dictates how payments flow. If you’re working with Partners for Progress, I’d dig into the specifics of their funding sources, state contracts can be steady, but if budgets shift, you want to have backup strategies. Also, are you planning on structuring leases directly with tenants or the organizations? I’ve seen investors succeed by negotiating master leases with nonprofits, which locks in rent payments regardless of occupancy. It’s great that you’re looking into Fairbanks for your brother’s housing needs too.. are you considering a single property, or would you want to scale that into a larger care-focused investment?

 Good Morning, Sir!

Thanks for the welcome and the information! Tenant funding and property management are certainly issues which will need to be squared away with whatever organization I work with, be it Partners or another one. There is a woman that I know who is an active investor and is involved with Partners currently, and I've been picking her brain when time permits to see what works in Partner's structure, what could be better, and what needs to change.

I am hoping to start with a single property, but would be looking to scale upward steadily as need, finances, and opportunities permit. The biggest issue that I am going to have to find a solution for in the Fairbanks situation is that being special needs, my brother is very capable in most respects, but there should still be someone around to provide structure to the day in ways that he misses.

I'd appreciate any advice you may have!

Thanks!

Hey everyone!

My name is Trent Zachgo, and I’m based in Anchorage, Alaska. While my background is primarily in the automotive industry—managing operations, logistics, and problem-solving— I own a business here in Anchorage that is working on securing an 18,000 sq. ft. warehouse in order to provide Commissary Supply services to the Department of Corrections.

I’ve been actively focused on real estate investing since 2020. Notwithstanding my primary business, my real estate goal right now is acquiring and investing in four-plexes in the Anchorage/Wasilla area that can be utilized as transitional living residences.

There’s a significant need for quality housing for individuals re-entering society after incarceration, and I believe a stable living environment can play a key role in rehabilitation. There are also state and federal programs available to help fund bed spaces, making this not only a meaningful investment but also a profitable one. I’m currently looking to work with organizations like Partners for Progress to provide housing solutions for their clients on a monthly basis.

Beyond that, I have a special needs brother in Fairbanks who requires a better living situation. Long-term, I’d like to acquire a property in Fairbanks designed for individuals like him who need higher-quality living arrangements and support.

I’m here to connect with other investors, learn from those who’ve successfully navigated similar opportunities, and exchange insights on structuring deals, securing funding, and managing rental operations. If you have experience with transitional housing, four-plex investing, or the Anchorage/Wasilla market, I’d love to connect.

Looking forward to engaging with the community!

Cheers,

-Trent
