@Jay Hinrichs we pick up a couple houses a month from the trustee side, but it is tough.  The only reason my team is able to get anything is because we've designed a fairly intricate system and can afford to buy in volume and spread the risk over more properties.  

The sheriff sale (tax sale) is a little less competitive, but tend to be a lower end product.

There really aren't any secrets either. You're either marketing or hustling to find deals, or your buying them from people that are.

I would second the things Rick said. I would also say it's important to be networked with as many wholesalers in town as possible. The other thing is to make offers. If someone brings you a deal and it's too high, tell them how much you can buy it for.

@David McNierneynot sure on the property, but I'd second what @Seth Teelsaid.  Sounds like you may need some better contacts here in San Antonio to get you better estimates.

REOs can be tough, but I've had some success. Every property, asset manager, ect, is different. Tough to try and focus on REOs. If you want to find a deal you need to have as many avenues open as possible. Just trying to pull from REOs won't get you far. 

With that being said, I picked up an REO on 1327 Grey Oak that my clients should do well on. It's on MLS now.

if you have a lot of cash, a lot of time, and a good amount of people to help, you can get some deals at the auction. You also need to be doing volume to off set your risk. No matter how much research you do, you're still going to have a bad buy here and there. 

There are some smaller and lower risk opportunities in the tax sale if you're looking for somewhere to get started.

Network and learn from as many people as you can.  

Like @Rick Pozosthe key is finding the deal!  Find a good deal and know how to buy it, fix it, and have an agent in place to sell it.  

The best advice on how to get started it to get started!
