The mentors tend to over promise and under deliver. 

I've never met anyone who has filed a lawsuit against a "mentor" just a lot of people that have cut their losses and moved on.  I've never heard of anyone filing a lawsuit.

Hopefully you're in a position to recoup some of the money.  Whats the situation with the properties you're flipping?

I'm interested to see what others have to say.

@Cassie Villela doesn't look like a deal! Sit tight and wait for the right one. Make sure you're looking at all your off-market options as well. The only place I'm seeing good buy and hold opportunities on MLS are on the north east side, and they are very rare.

If you're able and willing to do some rehab you will greatly increase your chances of finding a good investment.  If you have the cash and credit, fix up and refinance may be the best approach.  Good luck with your deal search!

I've got a duplex near Woodlawn Lake that will cash flow great for 79.9k. Needs about 30k in work, but should get 750-850 rent per side depending on rehab.

The interior is incomplete, but electrical (separate meters) and plumbing is roughed in.  Property needs someone to finish it out and rent it!

Duplex is located between St. Mary's University and Woodlawn Lake.  Prime location to get great rents.  Let me know if you're interested!

@Eric Schenck I don't know how many years you have left, but the pension and benefits will help you immensely when trying to buy and hold real estate!  Everybody's situation is different, but if you're serious about investing in real estate as a career, I would take a look at doing the best you can to stay in and finish out 20.  Going to a bank for a loan on a rental house is a lot easier when you have that retirement coming in.
