I would say to sell retail just because I don't know of an investor market thats buying turn-key vacation rentals.  Not to say you can't find one!  I think vacation rentals may be viewed as a riskier investment.

Welcome to BP!  There are a lot of ways you can help investors out.  I would start networking and figuring out where you fit best.  The usual first place to start is finding a deal.  Most investors and flippers have a pretty good operation going, but need deals more than anything.  If you find a deal you'll learn plenty in the process and make a little bit of money too.

It really depends on how you are buying. If you have the cash to close and really know the area, buying off market or dealing directly with the listing agent is best. If you are using financing and need help picking a good area, I would recommend using a knowledgable Realtor that will hustle and help you negotiate. We have a couple agents that buy their own investment properties on MLS and seem to cash flow well. There are pretty good opportunities near randolph for good cash flow.
