@Joe Saldana like Seth said, the only way you're going to get 65% deals is if you're finding them yourself.  Are you looking for rentals?

I would recommend coming down to @Chad Clanton meet-up on the first Wednesday of the month.  There are usually investors that are playing in just about every area of the city with different investment strategies.  I think in person conversations than one on a forum (although I do love the BP stories) will serve you better to get reliable insight to the market down here.

 The big twice a year tax sale was this month.  I would track down the list to see what vacant lots sold for at the tax sale then see if there were any good deals.

as @Seth Teel mentioned, get to some meet ups!  It never ceases to amaze me how many successful real estate investors and strategies there are here in our city, but also their willingness to help others.  @Chad Clanton and @richard pozos run pitch free meet-ups, some of the others are good, but you'll most likely be sitting through one sales pitch or another.
