Don't put too many things on that list @Kara Payne!  Sometimes we put things like CPAs in front of jumping in on deals, then miss out.

Welcome to BP! There are plenty of deals to be had between Austin and San Antonio, going OO to slowly build a portfolio is not a bad way to go, as long as you're always moving forward.

Not sure who you are using currently, but Texas Quest Capital has some good hard money programs, they'll roll all of your costs into closing.  I know it doesn't get around your problems, their rates are about what you're seeing, but nothing up front can be a help.
