Of course! @Chad Clanton has two meet-ups on meetup.com and @Rick Pozos runs one as well.  They are pitch free networking events.  SAREIA and a couple of the other ones run some free lunches that you don't have to pay for, but there is usually a slide show and a pitch.  The main thing is to just talk to as many REAL people as you can (not ones trying to sell you something), see and learn about what everyone else is doing and you'll find your path.

There are deals to be had on the MLS, just usually not what they are listed for. You have to be able to make lower offers and work with listing agents to get the houses at the right price.

I would use the TREC 1-4 family contract.  You can get a shorter, simpler one drawn up by an attorney, I know some guys use a nice clean 1 page doc, but if you're going to be doing a lot of business in Texas it's good to get familiar with the TREC forms.
