Why not try electric? If each unit is already separated from an electrical standpoint, electric baseboard heating should be an option. Electric hot water heaters run about $400 a piece....

Thanks for your input fellas. I've been in contact with the attorney that filed the variance. Seems like its just a waiting game at this point.

Hi guys. Looking for some input on my current situation. I've got a 3 unit triplex that is zoned as single family. When I purchased the place the application for variance was already in the works. It still hasn't been approved and I'm getting to the point where I HAVE to rent the place out or Im loosing money. What risks am I taking here and any advice on options I may have? I've been in contact with the expediter who is helping to push the variance through but all I keep getting is "check back in 30 days". Im loosing sleep thinking about where I go from here. I thought I made a sound investment, but more and more It feels like i really screwed up and made a novice mistake. Somebody give me something positive to pull from this. Thanks for your feedback.

Hey guys. Hope all is well with the BP fam. I have a quick question. I'm just starting to get a lot of applicants for my first investment property and was wondering what credit check service you guys prefer, and if there was anything else I should be looking for during the application process? My property is in a school/campus area so I'm dealing with mostly students. Thanks in advance for your responses.

Thanks for your reply guys. No unfortunately the contract didn't contain any contingency. It was originally a single family home that just recently had been converted to a triplex but it has never been occupied. The whole property was rehabbed. My concern is that ill rent out the units and the L&I rolls up and gives me a fine and the tenants have to move. The only other alternative I can think of is renting the entire house under 1 lease. The building is in a college area and the tenants likely will be students anyway. Maybe if I lease to a group under the same contract it wouldn't be technically considered an illegal dwelling. Thoughts? I'm obviously new to this so I appreciate the feedback.

Hi guys! I've kinda been playing the background here for a while. You guys offer up great advice. I need some help on a situation I'm in. I recently just purchased a triplex that is zoned as a single family dwelling. Before I purchased the property the prior owners were in the process of applying for a multifamily variance to zoning. I was anticipating it being approved by closing. As it stands the application hasn't been approved and I'm concerned this could be a serious issue. I've already listed the apartments for rent and have been getting a ton of inquiries, however I'm afraid to rent the units while the property is still zoned as a single family dwelling. Any advice or information on how I should move forward is appreciated.
