I have done a number of renovation flips over the years and I have always just self insured. When I first started out, I got a policy quote and it was going to be pretty expensive. Since then I have been rolling the dice as far as potential disaster goes. This year I am planning some new construction and feel it is time to make sure my investment is protected properly. What type of policy are you using for insurance and how much is your premium? Do you have an umbrella policy that protects multiple properties? Would love to hear your opinion on this and yes I know I have been risky having no insurance.

@Eugene Gutierrez I am investor in Southern Maine who is looking to move up in to small commercial residential buildings over 5 units. Let me know if you have anything that you want to sell. I am especially interested in the Sanford and Biddeford area.

Have considered installing an electric hot water tank for each of the units? They are relatively inexpensive compared to gas fired heaters and they can be added to each unit’s existing electric panel. You can leave the existing heating system and let each unit be responsible for their own hot water bills. I did this for a four unit building I own and it has reduced my oil bill considerably.

@Gregory Cummings Properties with 5 or more units are considered commercial property and won’t qualify for the same financing as a building with 1 to 4 units.

I have been to a couple of these meetings when they used to be held in the Scarborough area. They were well attended with good discussions about local investing. Haven’t been to any since they started meeting at the new location in Standish.
