The comps around 63k the house is vacant in pretty bad shape,Yes he is willing to sign a contract with me just for the back taxes owed he is not going to net anything on this deal.

I have heard of people going down to the county and negotiating down the taxes owed if I'm able to bring the price on the taxes a few thousand bucks I know i can wholesale for at least a 3k assignment.

I guess there is only one way to find out and thats to go down the county and see what they say.
