@Andrew Johnson I'm bad at explaining sometimes.

The ltv would be around 75%

Gross  income                         $57,000

Net operating income est.     $45,000

Bank note principle/interest $27,000

All based on yearly.

Basically just looking for opinions.

Is $17,000 going to be sufficient to cover my ***.

@Andrew Johnson sorry, phone changed it I guess and I missed it. I was referring to the amount of cash that I am willing to put in on the deal.

Hey guys,

Ive been loooing through the forums trying to find a discussion on this but I can't seem to find exactly what I'm looking for. Most of the examples and treads are to do more with duplexes and fourplexes. Basically I'm working on an apartment aqusision, the very beginning stages, and trying to figure out what would be the highest loan to income ratio I should be willing to go. it's an 8 unit apartment building with an 8% cap rate. 100% rented for 10+ years. The problem, with what I'm willing to out in I'll be at a 60% loan to income ratio with the set expenses factored in. It's a lower income type property.

Thanks, toby

@Tyler Libby you know of similar program that will run on iOS? I have been looking and can't seem to find anything, it all about interior design. I stupidly believed the people at apple that the $1,400 iPad Pro could replace my mac...WRONG! There is so many programs that I can not run! Anyway do you know of any?

Thanks in advance,

Toby

Tyler Libby thanks, I'll give it a try tonight and I'll bet you know if I have some questions!

Thanks again,

Toby

hey guys, I asked a question a few months back about finding an address and was successful thanks to the help I received! So I figured I'd give it another shot at the second phase! Ok here goes.... I have the zoning I need to do what I am imaging, actually more then I think is fesiable 135 single family units! What I really want to know is what is the cheapest way to get a preliminary mock up if you will of what I am thinking for the development. I want this so I can bring it to the city for approval.plus where it's located I have to be approved by the department of veterans affairs before anything can get started. The reason I want it cheaper is because I don't want to pour a lot of money into design o for a project I don't know if I'll be able to build on land I don't own! I Just want this so I can make an offer to purchase the land knowing I will be able to move forward. I am planing to try to get an  option to purchase the land contingent on aproval and finance. I think i would feel more comfortable moving forwand with a quasi design. I hope I made my question clear. Hope for some replies!

Thanks,

Toby Hyatt

@Michael M.  I already searched on there, it has everything for all the houses around it but not that specific lot! It's like it doesn't exist haha. @Account Closed I like the way you think!

@Andrew Johnson thanks, I'll try that. It should be fairly simple to get the rough outline as it is an entire block with roads all round. I'll try and report on the outcome.
