You can list on MLS for lease in addition to for sale. I used my for lease sign prior to MLS and got some pretty good response but the MLS created more traffic. The cost was 1/2 month's lease payment. I considered it worth it, especially since I didn't have to go show it.

Welcome to BP Chris S.. Good thoughts about foreclosures. Is your construction experience in residential?
My daughter is working at summer camp and has to go to the top of the mountain to get cell reception. She called me at 7:30 this morning to wish me happy fathers day. She's so sweet! After church this morning, my son and wife are taking me to Kincaid's (local legendary hamburger joint).
If you have an opportunity to remember your dad, take it! It'll mean alot.

I've had luck with MLS. Not a whole lot of experience but I did get tremendous traffic, most were qualified and I was able to pick an absolutely great tenant.
I ran craigslist at the same time and didn't get near the traffic and got much more nonqualified prospects.
This spot is right across the street from Texas State University where my daughter goes to school. They have 30K poor students who seem to have taken to this concept. It is really popular in Austin too. I make her take me there to eat, or get dessert, everytime I visit.
Anyone who has retail land/parking lot may want to consider this. Who knows, it could take off in your area.

Thanks Shane Woods for starting this thread. Couldn't be more timely for me. I'm starting a major rehab in about a week on my big rental home to get ready for sale. I've got my cost estimate worksheet (actually was J Scott's file, thanks J) and have adapted for my situation. Jerry Puckett, I'll take a look at yours as well.
Anyone have numbers on baseboard/crown molding?
