Indiana has very low taxes and residential prices are significantly less  compared to similar cities. In addition, the laws are landlord friendly and there are good opportunities to invest in both single family and MF..I’d suggest staying away from Marion County....focus on the other counties that surround Indianapolis greater area (Hamilton, Hancock, Boone).....the push outside the city continues...I prefer Madison County since prices are depressed with anticipated modest growth 

What are sites that you recommend for advertising FSBO residential properties?

Even though I'm interested in FSBO, any success with asking realtor friend to post on MLS even though no realtor fees will be paid????

Any other FSBO tips are appreciated

How do you approach a situation where you just bought multi family (duplex) and you have legacy older tenants that have been there for over 10 years and are on fixed income that are paying $150 LESS than the market?

How quickly do you raise rent and at what time and increments?...do you just “tear the band-aid” off?

I like your thought process...just curious about the scenario where you buy multi-unit housing (duplex in this case) and you have legacy tenants that have been there for over 10 years and are paying $150 less than the market...these are older folks on fixed income...how would you approach that scenario?..how would you increase rent and at what time and increments?
