As unpleasant as it may sound, I would suggest calling the Tax authority in KY and tell them what your doing and what you need to do.  You will likely need to establish an account and file a monthly sales tax report and payment.  Never be late on these forms the penalty is ridiculous..

Brad awesome acquisition.  I think if you are off to rent you won't need to spend so much to update but when the day you want to sell arrive you will need a much more aggressive interior remodel. You might just consider new carpet vs refinishing those hardwood floors. You can save that for the you sell.  If your holding this property I'd invest in a better shingle so this is the last roof you ever put on that house.

Melanie Can you share more details of your transaction ? HOA Utilities prop manage fees etc. 10K per month in through Aug sounds good but how does it forecast out full year. Only share if your comfortable. Thanks!
