Hey Todd, that does not cover condo complexes. Condo/homeowners associations supersede any local/county regs.

Hi, my wife (we live in Upstate NY) and I are planning to purchase a STR this year with the plan to rent it for most of the year, and vacation 1-2 weeks there ourselves. Focused on St Augustine Beach area (outside the "transient rental regs" zone...), but close enough to the St Aug downtown that ppl can get there easily.
Mainly looking for condos, but not seeing anything that pencils well. Basically seeing break-even at 75%-80% occupancy. Hard to know what to expect given the quality of data I can get from AirDNA and similar resources. Any insight would be greatly appreciated.
Not absolutely married to St Aug, but would like a place that would draw renters and also satisfy our "foodie" tastes...

Great question! I would point you towards Vilano Beach or the Butler/Crescent/Treasure Beach areas of St. Augustine. Unfortunately, the city of St. Augustine Beach has tight rental restrictions and have issued just 100 "Transient Rental Licenses" which, of course, are all gone. Here's some details from the city:

The areas I recommended have little to no restrictions on short term rentals and would make a much better investment if you're hoping to rent your home when not using it. Feel free to ask me any follow up questions you might have.

I did some more digging - someone in a different BP forum recommended Green Glue and QuietRock installed over the existing drywall. Probably can also use high quality/density carpet pad + carpet for the bedroom floor. I'll leave the living room hardwood the way it is.

Downstairs is one unit, upstairs is split.

We have a 3 unit property, and one tenant moved out recently. She mentioned that normal noise from other tenants (baby, talking, etc) kept her awake at night. Got me thinking that there is probably no insulation or other sound barrier between the units. We talked about having insulation blown into the shared walls. Not sure what to do about the floor.
What do others do?
