Go to marinas on Lake Minnetonka or other lakes that have marinas that rent out pontoon boats. Find out who is their daily pontoon insurance carrier.

@Henry Clark why would you cash out a 401k when you could transfer those monies to a Solo 401k with no tax consequences and then invest in a property upon which there could be storage buildings, vacation rental, etc.

@Dmitriy Fomichenkocould you please provide clarification on owning RE inside a Solo 401k, particularly RE upon which a business is operating. If a person triple net leases ( or leases)the property to a business owner there is no UBIT? If I own A duplex and lease it to a management company that rents it out as a short term vacation rental there is no UBIT? Similarly if I own a property with storage units and a garage on it and lease that property to a business owner that has no UBIT implications?

@Henry T.there are no hotels that check the ID of every person checking in. Also, you don t need an ID to visit someone at the hotel.

@Leon Lee Research commercial applications of curtains in hotels.Duplicate or replicate their attachments/fixtures.

@Sarah Kensinger don t forget investors can build and triple net lease their properties via a long term lease to management companies and enjoy all the benefits of passive investing.

You are right .management companies who are responsible for taxes , insurance and maintenance, will make sure the property and furnishings( which they paid for) are well taken care of.

@Christie Gahan that is incorrect what you mentioned about Solo401ks. You can be your own custodian for a Solo401k. I recommend you read books or (view You Tube)written by IRA Financial founder,Adam Bergman.

The beauty of tax free cash flow of 14%+ ConC and no capital gains taxes ever, far outweigh any lost depreciation deductions.

@Noah Mencia just because people paid too much for existing or new construction homes doors not mean that all new construction is overpriced.
I have investors building at $125/sq ft and then triple net leasing their property to a management company. They are/ were able to lock in 16%+ ConC returns with a 25 year lease. All the while being passive investors which professionals and athletes require.
