Joe, excellent advice regarding wholesalers. She can get much higher value by cutting out wholesalers taking advantage of people who can t figure out how to get best value when selling.

When contributing to a Solo 401k it is mandatory that all employee contributions cease before age 70 1/2, employer contributions may continue as long as self employment earnings continue.Comments please?

The employer contribution can continue to be maximized up to Solo401k limits?

When taking the RMD from a Solo401k , a mandatory 20% is required to be withheld and sent in by the 15th of the month following in which the RMD took place. If a person makes quarterly estimated tax deposits, can the 20% withheld from the RMD be considered as part of one's quarterly deposit?

If a Solo401k owner wants to continue receiving the benefits of leverage with real estate after age 70 1/2 , no UFI, and yet avoid 20% withholding on the RMD, does it make sense to transfer to an IRA those assets not invested in leveraged real estate?

Can you transfer assets from a 401k to a Solo401k after age 70 1/2 for the purpose of avoiding limitations of an IRA?

As the IRS rules state as long as distribution check is made out to custodian / trustee of IRA there is no mandatory withholding. For example, if you want to take out partial distribution each year and avoid withholding, have your Solo 401k send check made out to custodian directly to them. Then take IRA distribution with no withholding.

Instead of taking a 401k distribution transfer an amount to a local bank IRA. Once money is in an IRA take distributions from there. The mandatory 20% withholding is avoided by doing a direct transfer?

Bryan, many retirement investors are looking to be passive landlords. If they can triple net lease a property to you for your business, STVR, and receive 10-12% return without leveraging, they want to talk with you. 

It's a great investment for the SDIRA or Solo 401k investor. An alternative to the stock market or bond market, as a tangible asset it's easy to safeguard the real estate.

The key is networking with investors who want to own real estate in their retirement plans. Once investors are identified you can purchase or build a STVR that fits their wants. I personally like duplexes with no garages.

There is a reason why most businesses lease their store ( Walgreen's) or office building. It frees up capital to have more locations! It's about guaranteed cash flow for investors not about the future promise of capital gains.

consider a triple or double net lease of a STVR to someone. If you can get terms that net you 12-14% , with no management responsibility, it's great for a Solo 401k or SDIRA.

Joseph look for areas that welcome tourists. They will have areas zoned for multi family/ vacation rentals.

why not find prospective tenants and their parameters required before finding the property to wholesale?

Why do you escrow money in a Solo 401k for self employment tax? There is no self employment tax on a Solo401k. You are not co-mingling taxable money from your business with your retirement account are you?

Luka, think of all the restaurants, bars and entertainment spots you can make referral agreements with. 

Think of things occupants would buy or enjoy doing while in Nashville. Make affiliate/ referral partner agreements while providing your guests with valuable discounts.
