I have 62 doors. A 52 unit and 10 single families.

You cannot go wrong with either investment. Management is much easier on multi, but appreciation in my market is better on the single family over the last 10 years or so.

If you want to scale, multi-family is the only way to go. It may feel daunting in the beginning but I you have to go outside your comfort zone if you want to reach heights you have never achieved

You must not have been represented by a Broker in this transaction and if you were you should file a grievance. There should have been a credit from the Seller and handled thru your title company at closing-just like prorated rents based on the day of the month you closed.

You cannot ask your tenants for an additional deposit, this is not their problem.

For a young family of 3, I was just notified my health insurance will be going up another 30% beginning January 1. Fortunately, we have never used our insurance other than our annual flu shots and having our son 7 years ago.

Life does not balance out like a simple accounting equation and most expenses will always be growing more expensive than the rate of inflation. Rent however is not one of those astronomical, out of this world growing expenses compared to the rest of our society.

I suggest the next time you have the same type of conversation you simply smile and move on. Many people are naive and have no idea what lengths many owners go to for the benefit of their tenants.

Create the best product you can for your investment and don’t sweat the small stuff.

Yes Cameron, I am a Qualifying Broker here in Abq and have completed over 1,050 flips here over 19+ years.  I will continue my flip business but have acquired 60+ doors this year and look to continue to grow my rental portfolio.  LMK any wholesale deals you have available in this market or throughout the state, I am always looking for a deal.  

The market here is still a strong one.  Things have slowed down a bit the last 60 days but a nice home-priced correctly, will still sell quickly.  Specifically in Abq, I would focus on zip code 87121 if I were you, I am most interested in this area right now.
