Depending on what quickbooks subscription you have depends on the answer.  If you have the subscription that you can create classes, my bookkeeping clients do that.  You can then apply all transactions to each property, also create a general one that is your office expenses. I am a bookkeeper and would be happy to talk with you about your options and if Quickbooks is the right option for you. There are some free options out there for you that may work just fine for what you are doing until you grow bigger to justify the costs of QBO.

I have a couple wholesalers as bookkeeping clients and would be happy to send you a chart of account list. There is also bookkeeping software out there that is free that I would recommend. It isn't as robust as quickbooks but it is a lot better than an excel spread sheet.
