Thanks Jason.  I found a similar deal a few years ago where the owner was in the process of converting the apartment building to individual condos and selling each unit.  It was listed as an apartment building with 16 units, and he was selling his remaining units as a package deal.  Not being the owner of the building I felt like I would have no control and was unsure about logistics, laws, my authority, etc.  It scared me away and wasn't sure if it was a good idea.

I just downloaded from MHU the Dave Reynolds book Mobile Home Park Investing and currently on page 16.

I need to educate myself first and then would like to look at smaller parks first in the metro Detroit area.

Hi Michael Reilly, is the e-book you mentioned the same one I'm reading?

My successful real estate investor uncle recently told me about his venture into MHP and the benefits. Comparing it to apartment buildings, he tells me there's more potential.  He's scouring the country for distressed parks and already owns one in Tampa.

I've checked the forums here and most recommend Lonnie Scruggs' books.  But they appear to be geared towards buying individual unit homes and how to rent them out.  I saw the books on Amazon but I'd like to collect more info first (my due diligence, lol).  As mentioned above, I have seen the MHU  which looks like a good source of info.  Any other books you can recommend?

I'm currently looking at buying a 8-12 unit apartment building and seeing on the MLS a lot of condo deals where a seller is selling a package deal of 8-15 condo units in the same building. Common sense tells me this isn't probably a good deal (unless the unit prices are rock bottom). Because I wouldn't own the land, the building, per se, and the appreciation wouldn't be as good. There are association dues paid, not to me, but to the association. Sounds like a bad idea. Any suggestions?

I've been hearing a lot lately about mobile home park investing. Not just buying a couple trailers and renting them out, I'm talking about owning the whole park. I don't see them for sale on LoopNet or on the MLS. Any ideas?
