Andrew, I agree 100% with your strategy, and it's the same thing I've done with my own acquisitions, although I tend to focus more on Spalding County. Same idea, get a property for between $30-50K, tenant pays between $700-$900/mo, and with properly managed risk, the cash flow is excellent.

We manage properties in both, and both are fine places for rentals. It is certainly true that you'll find much more appreciation in Henry, but I'm a cash flow advocate, so I personally prefer Clayton.

I recommend the south side of town in Spalding, Coweta, and Clayton counties. Those will be your best free cash flow.

I strongly advise against pet deposits. If a pet destroys the carpet, that $250 deposit you have won't mean much to you. Instead, charge a monthly pet fee based on the type, age, and size of the pet. You'll collect much more money during the term of the lease to cover any costs you'll have, and it isn't refundable so you get paid either way. As far as the amount of the fee, remember:
- Puppies cause more damage than adult dogs
- Big dogs tend to cause more damage than small dogs
- Cats cause more damage than dogs
Charge your fee accordingly. And keep in mind, people will pay a lot more than you think they will for their pets.

It doesn't have force of law, but it also doesn't really matter, because the courts are all closed down, anyway. Can't get a writ of possession if the courts are closed. Evictions are effectively in limbo until the courts open again.

1. Rent is due on the 1st, late if not paid by the end of the day on the 2nd, and late fee is 10% of the rent amount. Daily fees can be problematic with some judges, so we stick to just one late fee charged all at once.
2. We charge a $100 one-time fee and a monthly pet fee that varies based upon our screening of the dog. That fees varies anywhere from $25-$75/mo.
