Hi BP Community. I'm just getting start and have put together the funds for my fist investment. However, I'm having trouble finding a lender that offers 80% LTV on an investment property. I'm looking to purchase a duplex and it will Not be owner occupied. I've been calling a lot of banks with no luck. I'm in Los Angeles and I'm looking to purchase in the Coachella Valley area. Does anyone know of a Lender that offers 80% LTV???

Congrats on your accepted offer!  What type of investment property did you find in Palm Springs? 

I think going month to month is a good idea.  I'm sure the short term rentals will only get more difficult in the future with regulation. 

Any other info would be greatly appreciated.

I would love your input and help with this. Here’s the story. My partner and I are looking to invest in our first deal. We live in Los angeles and we are looking to get a duplex in the Palm Springs/Coachella Valley area. (about 100 miles out of LA) Here’s where I need you help.

My partner is a home owner in Los Angeles. He hooked us up with the realtor that helped him buy his house. She's great, however she lives in Los Angeles. Wouldn't it be better for us to get a real estate agent in the area we are looking to buy? The Palm Springs/Coachella Valley area. I don't feel that just getting the MLS email alerts that she has signed us up with is enough.

After meeting her, and she said she would like to help us find a deal, I had no idea that we were basically committing ourselves to working with her.

How would you handle this?

In Culver City, but could also do Downtown.  Once per month sounds good. Flexible on Days.  Looking forward to it.

Hey @Richard Naimy, I've been looking into the Greater Palm Springs area also. Thinking about a Multi family unit. I’ve started researching the area and it look like a Duplex maybe the way to go for me. Let me know what you find out with your research.
