@Maria Burks, I agree with @Simon Wold; they are right on the money, pun intended! We are investing in Tacoma for all of the reasons mentioned above; our first duplex is currently under contract and we see the Tacoma area as an improving market and city.

@Natalie Kolodij, I agree with the others, 2% are harder to find but are out there if you are ready to pull the trigger when they show up.  I am currently under contract for a 1% duplex in an improving neighborhood and am happy with that; of course I'm still looking for those 2% deals! I'll add that a network and relationships are key, @Ruth Bayang seems to have that; great job Ruth!  As an example, just last week I missed out on a Tacoma fix and flip in a great neighborhood even though I offered a lot more than the actual selling price.  It sold to someone the sellers knew and had a long time relationship.  It happens and on to the next one!

Hello Andy and welcome! BiggerPockets and the community here is the place to learn and grow; I learn something new every day. It is great to hear @Ryland Taniguchi say BRRRR is Pierce County is still good as that is where we are currently offering on properties. Ryland is one to follow to really learn.

I am learning a lot about the Tacoma area and I believe there are some opportunities.

Hi Christian:

I too live in Utah and am looking at Tacoma.  My agent in Tacoma went and looked at this property for me and suggested that I not purchase it.  She said the remodel to a duplex was very poor as the bedrooms were very small, 7' x 10', and the workmanship was very poor and it still needed a lot of work.  I won't be offering on this.  I agree with Peter about the Hilltop area, still kind of rough but improving.

@Davon Lowery I can tell you a little bit about the area since I live in St. George and Zion NP is one of our favorite spots. If you look at my picture, I am at Observation Point in Zion. The picture reminds me of the things my wife and I are going to do once we are financially free due to real estate investing!

If you want to be closer to Zion, Springdale and Rockville are your choices and I think the most scenic.  Rockville has a number of BnB's and we've noticed a few for sale along the main road. Springdale is pricier but could probably command higher rents if you can find a place.  I have noticed a number of for sale signs but don't know if zoning allows nightly rentals.

St. George is about 40-45 minutes from the south entrance of Zion.  St. George proper does not allow vacation rentals unless it is an area zoned for it.  Too many issues with neighbor complaints; not to say it does not still occur, I'm pretty sure it does.  I believe there are some condos that allow it but I am not sure.  I know I would not want to live next to a vacation rental that rents to 20 or so people at a time and the pool party is still going on at two in the morning!

Hurricane, pronounced Hurricun!, is located between St. George and Zion but not necessarily one of the most scenic areas.

Welcome Matthew!  I'm down in St. George and just learning and branching out myself.  BP is a great site with a lot to offer.  I have barely scratched the surface and learn something new each day. Check out their podcast if you haven't already; so many smart and creative investors to hear from. Josh and Brandon the hosts are very entertaining!
